Project Scope

The Roam Grandscapes project is a unique coworking facility with unexpected design elements, innovative technology features and purposefully crafted meeting spaces. AOS Engineering was tasked with designing and implementing mechanical, electrical, and plumbing (MEP) systems to ensure optimal comfort and productivity for occupants while providing economical and sustainable systems to the client.

Services

Mechanical Design:
AOS Engineering designed an HVAC system that worked with the building’s unique shape and roof levels. The spaces were zoned to provide temperature control for the wide variety of space types and occupant loads.
Electrical Design:
The electrical design focused on providing power distribution from the building service to the suite. AOS worked with lighting design team to provide specialty LED fixtures, vacancy sensors, lighting controls and daylight harvesting strategies implemented to minimize energy usage and enhance occupant experience within the space.
Plumbing Design:
Plumbing design included the addition of restrooms, a food staging room for catering, and full coffee bars on both the first and second floors. Coordinate was required to connect to the existing building water, sanitary, and grease waste systems.

70 private offices

This facility consists of 70 private offices, 17 luxury meeting rooms, and several co-working spaces.

2 full-service coffee bars

Each level features a coffee bar and barista to handcraft beverages to keep productivity flowing
